Base rates

Manage base rates, thresholds, preset rules, price preview, and on-hand booking data by room type.

Entry: Console → CRS → Base Rate Management.

Prerequisites

Base rates are the benchmark for dynamic room pricing. On this page you can:

  1. Adjust price thresholds per room type
  2. View and edit room type rates
  3. Preview rates and review adjustment history
  4. Adjust price preset rules
  5. View on-hand booking data

Prices on this page are tax-included; enter tax-included values when you change rates or thresholds.

The system can preset base rates from same-period historical data to reduce manual work and avoid missing rates.

Price preset rules:

  • Prerequisite: At least one year of history. New openings or projects open less than a year cannot be preset — enter rates manually.
  • Trigger: Night audit each day.
  • Generation range: The rate for today +362 (for example, if today is 4 Feb, tonight’s audit generates next year’s 1 Feb rate).
  • Formula: Same-period historical ADR for the room-type category × OCC correction factor × room-type conversion factor.
  • Overwrite: If a rate was entered manually before the system preset, the manual rate is kept and not overwritten.

Steps

Adjust price preset rules

Entry: top right of Base Rate Management → Automation, then open settings.

OCC correction factor: OCC here is the actual OCC for the room-type category in the same historical period. When historical OCC is low, lower the factor (discount to lift OCC); when high, raise it. Enter the value in the factor box for the target OCC band.

Room-type price conversion: Converts category price into a specific room type. Enter Ratio and Difference for the target room type.

Subscribe calendar: Defines which dates are “special.” For special dates (for example Chinese New Year or Dragon Boat Festival), the system finds prior-year dates with the same tag and uses that data to preset rates.

Recommended configuration:

  • Beijing projects: enable CHINA_PUBLICHOLIDAY
  • Shenzhen projects: enable CHINA_PUBLICHOLIDAY and HONGKONG_PUBLICHOLIDAY

Example:

  1. Enable presets and set:
    • Correction: 85–90% OCC → 105% factor
    • Room conversion: Deluxe King ratio 120%, difference 50
    • Subscribe calendar: CHINA_PUBLICHOLIDAY
  2. Night audit runs daily:
    • Finds same-period history (for example National Day this year from prior National Day dates)
    • Category average ADR, e.g. 500
    • Historical OCC, e.g. 88% → 105% factor
    • Category price: 500 × 105% = 525
    • Specific room: Deluxe King 525 × 120% + 50 = 680
    • System sets Deluxe King on that date to 680

Change a single-day, single-room-type rate

In the calendar, click the target room type under the target date.

In the dialog, enter the new rate.

Click Confirm.

Click Save at the top right of the calendar.

After you confirm in the dialog, the calendar shows a pending change; click Save for it to take effect.

Batch change rates

Open Batch Entry.

Fill in:

  • Start Date / End Date: Limited to the month shown on the calendar; switching months updates the range.
  • Day of week: Multi-select.
  • Adjustment Type: Amount or percentage.
  • Room Type and Price: Enter the rate for each target room type.

Click Apply.

Click Save at the top right of the calendar.

For percentage, target rate = current base rate × the percentage you enter.

After you edit or apply rates, click Save or the change will not take effect.

Base rates must stay within the threshold range; otherwise the system blocks the apply.

Adjust price thresholds

If the rate you want is outside the threshold, widen the threshold first.

Click Limit Settings at the top right.

Set the minimum or maximum for the target room type (system default 300–3000).

Click Confirm.

Single-day, single-room-type price preview

When you edit a rate, the system shows a live selling-price preview. You can adjust the rate and factor to compare outcomes.

The preview is for reference only; the actual selling price also depends on rate plan configuration.

Preview by rate plan

Click Show Price Preview at the top left of the calendar.

In the dialog, select a rate plan and enter the target factor.

Click Apply.

The system then calculates daily selling prices for each room type in the current calendar view from the rate plan (applicable cycle, price formula, room types) and the factor you entered.

View on-hand booking data

Click On-hand Booking Calendar at the top left of the calendar.

The dialog shows the current month: OCC, Lowest Price (lowest room type), Pickup.

Click Add Range at the top left to switch periods.

Click the lowest price to see change history; only the lowest-priced room type history is shown today.

Result

  • Saved rates appear on the calendar within thresholds.
  • Preset rule changes apply to future generated rates only.
